Letter to the Seller

Big move right here. A thoughtful letter from you to the seller(s) can be the single most important part of your whole offer. Imagine that you are selling your home of 20 years and you get four offers in the first week it is on the market. Wow! Three of the offers came in above your asking price and the last one them came in $1,000 below what you were asking, but it also came with a letter. Not just a letter, but it came with a wonderful, touching letter from some clearly appreciative and thoughtful people. This is a letter that reflected strongly onto your experience with the home that you love and cannot help but feel like these are the people who deserve a chance to call it their own.

Sounds like I am speaking from experience and it is because I am. Letters are difference makers! Let's chat about what makes a good letter.

When writing your letter it is important to speak honestly and from the heart. What do you like about the property and what do you envision your life being like? Is there a yard where your kids will play, how about the big tree out front? Do you plan to entertain, or have a garage for tools or a workspace in the basement? Are you a cook? There are so many directions to go and all it takes is expressing your true interest in the home and thanking them for their consideration of your offer.

1. Introduce yourself and your family or desire to have a family if so.

2. Talk about what you like about the property. Why is it such a great fit for you? Why do you want to live there?

3. Thank the sellers for their consideration of your offer.

That's it! Short, simple, and sweet.

****It is absolutely paramount that you do not express what you do not like or what you plan to change. Save the changes for your friends and family after closing :)
